Garage permits in Airdrie
A detached garage in Airdrie needs a building permit before work starts. Here’s what the City asks for, so you know what your builder will prepare.
The application
What goes in a garage permit
Applications are made online through MyAirdrie as PDFs. The City’s garage checklist asks for:
- A site plan with a north arrow and the garage’s distance from each property line
- Door and window locations and sizes
- Wall, sheathing, roof and interior finish details
- The truss supplier’s layout and specifications (sealed by an Alberta engineer from March 1, 2026)
- The overhead door beam size
- A Real Property Report
Wiring needs its own electrical permit, and a gas line or heater needs a gas permit.
Key rules
Height: 5 m to the peak, or your house’s height if lower.
Foundation: up to 55 m² can sit on a 4″ slab or wood foundation; larger needs engineering.
Near the property line: no windows, doors or vents within 1.2 m; fire-rated wall within 600 mm.
Your community may also have architectural guidelines on siding and roof colour. The builder checks these before drawing the garage.
Questions
Permit questions
Can I start building before the permit is issued?
Don’t. The City can double the permit fee if construction starts before the permit is issued, and an unpermitted garage can cause problems when you sell.
Who applies for the permit?
Usually the builder. They prepare the site plan, drawings and truss layout, apply online, and book the inspections.
Do I need a Real Property Report?
Yes. The City asks for a Real Property Report showing where the garage will sit and its distance from the property lines.
